Why Does SGI offer this service?
A: There are 3 reasons.
1. To help make it easier for buyers to obtain a home.
2. To provide representation for every buyer who requests it. Many buyers get taken advantage of in the real estate market, because they don't know how to negotiate their best deal. We help them to do just that.
3. We have access to many properties that are just waiting to be sold.
Is this legal?
A: Absolutely! The law doesn't allow for kick-backs as those are illegal. — However, giving you part of our commission is legal—as long as we disclose it. All parties involved will be informed that we are doing this, so everything is completely above-board.
Why don't all realtors do this?
A: According to the National Association of Realtors, the average realtor makes just $7,000 per year! At this rate, it's no wonder they can't reward their buyers! On the other hand, SGI has a diversified business that includes investment properties and home improvement--so we can afford to give 2% of our commission back to you.
What do other realtors think about this?
A: To be blunt, they hate it. In fact most of them feel that we are ruining the market-and that buyers who work with us will receive inferior service. In fact, nothing could be further from the truth! Our one-of-a-kind program continues to grow as more and more buyers see the benefits of working with us. Truth is, we have more experience than most of the realtors out there- and many satisfied clients who are thrilled with the service we provide.
What does it cost?
A: Not one thin dime! Our service has always been free of charge. In fact, we actually pay you to work with us. It just doesn't get any better than that!
How does it work?
A: It's very simple. You contact us once you have decided to buy a house. We will give you a form to sign, that has also been signed by us. In this form we commit to giving you 2/3 of our commission at closing. You then show this form to the builders when you go to see their models. Select the one you like, then call us before you sign the contract. We'll make sure that everything goes smoothly. If you are interested in purchasing a resale home, call us when you have selected a property, and we will make arrangements for you to see it. When you sign a contract to have us represent you, we'll coach you on how to make the best offer. We can also arrange to get pre-approval for your mortgage if you like.
What if the builder doesn't pay a real estate commission?
A: Not all builders pay the 3% buyers agent commission. Some pay less than 3% and some don't pay anything. In cases where they pay less than 3%, we will give you 2/3 of whatever commission we do receive. If they don't pay anything, we will still help you-but we won't be able to offer you any money.
What areas do you work in?
A: Right now we are specializing in the greater Hartford area-but any house in the state of Connecticut qualifies for this program.
