Hey All-

Often times many home buyers are concerned about the state of their potentially new home.  A Home inspector is who will give you the information and answers you're looking for. They'll thoroughly inspect your home from top to bottom and give you a report of the condition of the home and what needs to be repaired prior to buying.  This, in turn, will give you some edge in negotiating price and a 'to do list' for the seller before you move in.  A home inspection is not required all states but is highly recommended.  For as little as a few hundred dollars a home inspection can save you thousands in unforeseen items.  Here are a few important tips about home inspections:

  • You really should get one even if the house is old or new - even new houses can have potential problems.
  • An inspection can give you an idea of what needs repairing now AND possibly later.
  • A home inspection can give you a list of items needing repair that you can bring to the seller to repair or reduce the asking price.
  • Nearly every house will have certain items that need repairing so don't let a few small items that don't pass deter you from purchasing.
  • The Standard Home Inspectors Report will cover:  heating system, ac system, interior plumbing and electrical, roof, attic, visible insulation, walls, ceiling, floors, windows, doors, foundation, basement and structural components.
  • Certain circumstances may limit the inspector from assessing condition. So if personal property, plants or snow is covering the item at hand they are not required to move it.  In addition if certain weather conditions like snow or rain are present then they may not be able to investigate certain ares.
  • Keep in mind, they are not required to detect the presence of potentialy hazardous plants or animals.
  • Go to www.ashi.org to find a list of inspectors in your area.
