Hi All-

You've always heard the infamous realtor quote about selling your home:  "location, location, location".  However, it being a buyer's market not only is location essential but your price.  Your property can be stunning and beautiful on the outside and in but if it isn't price accordingly, expect it to sit.

How do you avoid overpricing your home?  Get it appraised!  Find a real estate appraiser (for about a few hundred dollars) and get their expert opinion so you can sell your home fast!

Next, get comps in your area and neighborhood with a similar layout.  Unfortunately, you're affected where your home is sitting and what other's are selling their's for is most likely what you will sell your property for as well.

Lastly, offer a competitive price for your home so you have a greater chance of more offers.  Would rather is sit for 6 months or more OR shave off a few grand and sell it right away.  Some food for thought!
