Today's homebuyer is nothing like 3 or 4 years ago.  Not too long ago was a time where sellers could get asking price and then some with no trouble at all.  The market has done a complete 180 and now the tables have turned where buyers are getting what they want and in some cases making outrageous demands.

Recently, sellers are doing whatever it takes and going to great lengths to make their home stand out and get it sold. A bit more scarce, qualified buyers know that the ball is now in their court buyers and most are aware of this so they know their offers are valuable.

Knowing that be sure to do what you can to make your house sell but don’t go above and beyond as so much so that it will affect your bottom line.  It is a buyer’s market but beware if you do too much updating to your home to sell in most cases you won’t make that back.

Focus on the effective yet inexpensive techniques by reducing clutter, doing slight landscaping, painting and carpet.  Adding new rooms or baths can get you into deep water and ending up costing you more than if you were to sell your home for less than you wanted.  Also, be sure to remember that by doing these updates/modifications doesn’t guarantee you a sale (ie what if financing falls through for that buyer).

All in all, do what you can to spruce up your property but don’t go spending thousands unless you’re positive it will make sense!
