How the Real Estate Industry Works

With most home sales there is at least one agent involved. The realtor who sells the property is paid an average commission of 6% of the sale price. If the buyers have their own agent, then the two realtors split the commission-and each gets 3%.

As mentioned before, the realtor who is selling the house is working for the home seller. He is not concerned with your needs. In fact, it is his job to try and get the highest price for the house--which, in turn, will mean a bigger commission check for him.

When you are buying a re-sale home you should NEVER buy the house from the listing agent. And in fact, you should avoid using that real estate company all together.

What about buying from the builder?

There are some things to keep in mind here as well. When you buy from the builder, the realtor's commission is already built into the price. So, if you don't have your own buyer's agent, you will likely pay full price and the seller's agent and builder will split the commission on the sale. So you don't get any discount for not having a realtor. However, when you work with an SGI agent, you'll likely get a lower price and you're guaranteed to get cash back at closing. Purchasing real estate with the help of a buyer's agent saves you time--and money.
